Buying a lead does not mean you have a deal. A deal is not agreed, reserved or guaranteed.
Each lead is sold only once on Prop Lead, but an owner may market elsewhere, receive other enquiries or choose not to proceed.
You are responsible for completing due diligence and confirming that the proposed strategy is suitable and legal before entering any agreement.

Can I see the contact details for a lead?

Once you’ve purchased the lead, the landlord’s contact details and further information about the property will be available in your account.

Can I pay for several leads at once?

Yes. We recommend checking each lead before purchasing, but you can add multiple leads to your basket before checking out.

Is a lead exclusive?

We will not resell a purchased lead to another investor on Prop Lead. However, a landlord may advertise elsewhere and may accept a competing offer.

What happens after signing up?

You’ll receive an account and one free lead. Further leads cost £30 each. After purchasing, the property owner’s contact details and the rest of the available property information will appear in your account.

Can I buy the same lead again?

Each lead can be bought once. Once you buy it, it will never be sold to another Prop Lead user.

What exactly am I buying?

You’re buying access to a property owner’s contact information and available property details. The owner has indicated that they’re open to Rent-to-Rent or Rent-to-Serviced Accommodation, but Prop Lead does not mediate or guarantee a deal.

Can sourcers use leads?

Definitely. If you find deals for clients, leads can give you opportunities to assess and develop for those clients.

Are any of your properties HMOs?

Some owners may have HMO properties, but we do not confirm HMO status. You’ll need to discuss this with the owner and complete your own checks.

How much are leads?

Your first lead is free. Every further lead costs £30, with leads older than three days automatically reduced by 37%.

Are there leads in my area?

Prop Lead covers England, Wales and Scotland. Supply varies by region, so leads may not always be available in every area.

Do you have any BRRR or Below Market Value leads?

These lead types are coming soon. The current marketplace preview focuses on Rent-to-Rent and Rent-to-Serviced Accommodation.

Can I get a refund for leads?

Verified leads are generally non-refundable. A refund is available where a supplied phone number is confirmed as disconnected or no longer in use. No response or an unsuccessful deal does not qualify for a refund.

What if a landlord doesn’t call me back?

Numbers are verified. If a number is confirmed as disconnected, the lead can be refunded. We cannot refund a lead when an owner does not respond or a deal does not proceed.
